First, we will get you pre-approved for a home loan. With your written direct lender pre-approval letter and an understanding of your needs and desires, I will help you search listings for the right home.
When we locate a home you wish to purchase, I will draw up a “California Purchase Agreement” and prepare all relevant documentation. I will review all the documents with you and assist in completing them properly. As part of this process, I will provide you with a good faith estimate of closing costs.
At the same time, I will help you arrange proper inspections and a home appraisal. I will review the inspection and appraisal reports with you. Using the information obtained from the inspections, I will submit a list of repairs to the seller. I will then negotiate repairs, replacements, and/or an appropriate decrease in sales price.
I will work with your lender to make sure your loan is processed in a timely manner. Finally, I will perform the final walk through with you, assist in the transfer of keys, and celebrate that you are moving into your new home!
