Many of you are curious about the process of selling your and what exactly your Realtor® does and expects you to do during the process. The following are some of the basics in listing, marketing and showing your home whether you’re in Irvine or elsewhere, including staging and preparation.
Firstly, you’re going to want to make sure your Realtor® lists your home in the local Multiple Listing Service (MLS). It used to be that a Realtor’s largest expense was listing your home in the local classifieds. However, this is no longer the case with the miracle of the internet. In fact, nearly 100% of potential buyers are looking on the internet. Your Realtor® may also list your property on REALTOR.com.
Also, still remarkably effective are the in-yard “for sale” signs. Your Realtor may even, with your permission, send out mailers to the neighbors; they may have a friend or relative whose been waiting for an opportunity to live near them.
Now, you need to get your home ready to be seen. The idea is to get it as light, calm and cheery as possible. When prepping for an open house, you don’t want your children and pets present; however, you may want to be present yourself as it can be a good way to deter prospective buyers from peeking through all your personal belongings (this choice, however, is between you and your Realtor). The steps for preparation:
- light lamps and open some drapes that will let in soft light
- plug in your Scentsy warmer or simmer a few drops of vanilla on the stove
- light your fireplace
- set the dining table with fresh linens
- put fresh towels in the bathroom
- keep clutter at bay and remove excess furniture for proper staging
- make sure curb appeal is nice, including trimmed lawn and maybe a splash of color that flowers can provide.
Tip: Be prepared for the lock box which allows Realtors® access to your house when you’re not there. Discuss this with your Realtor®.
Finally, unless you’re in a difficult market, if you haven’t had any real interest in your house after about six weeks, it’s time to sit down with your Realtor and discuss the possibility that your house may be listed too high or you may need another strategy in advertising.
Selling a home can be emotionally draining, but fear not. It will be worth it all in the end!
