Is there something that one seller knows that another doesn’t to make the sale of a home happen faster? There are three secrets that home sellers must know and apply to get their home sold.

1. Trust your Realtor.

Most sellers have a number in mind before they even hear out the agents advice or opinion. Those that listen and apply what their Realtor or real estate agent says are ten steps ahead of the game from the start. Not knowing what your home is worth but only “thinking” what it’s worth is not the key to selling. You may not always like the agents advice but remember, they want to get just as much for the home as you do, but they know the market and are realistic to what’s really selling. If you don’t know your neighborhoods market as well as your agent, take their advice and research and decide to use it. If you are not willing to listen, you may not be ready to sell.

2. Offer the best house for the lowest price.

If you see a similar home in your neighborhood with a much lower price tag, which one do you think is going to sell? You must be willing to offer the buyers something more for less otherwise there is no reason why they shouldn’t go next door to the next house for sale. This doesn’t mean “give” your home away. This means showcase what your home that another does not and again, listen to your Realtor on the reality of what something is really worth. In this market, a view is not worth that much anymore. Pools, privacy and extra facilities are really what attract people. Certain things cannot change such as square footage or location and in these cases it’s time to lower the price.

“But what if we can’t go any lower?”

I have heard this before and have been there before. And more often than not, the sellers can go lower and just don’t want to face facts. If you will be upside down in your home if you go lower, it may be time to talk to the lender about a short sale. If you cannot afford your payments or you must move and yet what you owe on the home is more than it’s currently worth, you must talk to your lender and devise a solution. This is not the worse case scenario especially if you have not missed payments. You may be surprised at what solutions they provide.

3. Be flexible with the buyers

If you refuse a low-ball offer or are rude to buyers or simply provide inconvenient showing times this may drive more buyers into the homes of other listings rather than yours. Consider for a moment if you were on the other end. They don’t have any personal attraction to this home like you do and they are trying to get the best deal they can. Negotiate reasonably and give them space to make a decision. You will be surprised at how easy a transaction can be when both parties display respect.

These may be obvious answers but most sellers don’t do these things half the time. Remember to listen to your broker, offer the buyers more for less and be flexible. Your Irvine real estate is bound to sell fast!
